This American Homes 4 Rent’s (“AMH”) Privacy Policy describes how AMH collects, uses, stores, and discloses your personal information when:
- You access and use the AMH website available at www.amh.com, other applications or websites we own or operate, and/or Wi-Fi services we own or operate (“Sites“);
- You access and use our products and services (“Services“);
- You communicate with us in any manner, such as by e-mail, text, and telephone; and
- we interact with certain third parties.

Overview
- What personal information do we collect? We collect the following categories of personal information: Identifiers, Customer Records, Internet or Other Electronic Network Activity Information, Commercial Information, Professional and Educational Information; Audio, Electronic, Visual, Thermal , and Related Information; Sensitive Personal Information. You can find more details on those categories in the section below.
- How do you use my information? We use your personal information for a variety of purposes, including providing our Sites and Services, securing data we hold, communicating with you, and complying with legal obligations. A more detailed list is provided below.
- Do you sell or share my information? We do not sell your information for monetary consideration. We share your information with third parties to provide you advertisements based on your activity across different websites (a practice commonly known as “targeted advertising”).
- How long do you keep my information? We retain your personal information for so long as is reasonably necessary and proportionate to the original purpose for which we collected the information. We base our criteria in determining appropriate retention periods on your expectations as well as our legal or regulatory requirements, contractual requirements, and business needs.
Collection
When you create an online account, complete a lease or employment application, make a payment, sign-up for payment services, sign up for e-mail alerts, download and use our apps, or otherwise engage with us, we may collect a variety of information. In the interest of ensuring our customers are fully informed, we outline the types of information we collect in two ways.
First, we start with the California requirements. We tell California residents about the data use categories specified in the California Consumer Privacy Act (CCPA). Some of the data points we collect fit into more than one category. You can see that list below:
- Identifiers. This includes information such as your name, signature, alias, postal address, and telephone number, unique personal identifier, online identifier, IP address, AMH account log-in, e-mail address, account name, Social Security number, driver’s license number, passport number.
- Customer Records. This includes information such as your name, signature, contact information, government identification number (e.g., a passport), and financial account numbers (e.g., a bank account or credit card number).
- Commercial Information. This includes information such as records of personal property, products or services purchased, obtained, or considered, or other purchasing or consuming histories or tendencies.
- Internet or Other Electronic Network Activity Information. This includes information such as network activity information, browsing history, search history, and information regarding your interaction with an Internet website, application, or advertisement.
- Geolocation. We may collect your precise location in limited circumstances, such as when you access our Site or Services online.
- Audio, Electronic, Visual, Thermal, and Related Information. This includes information such as photographs, video recordings, audio recordings and recorded messages.
- Professional and Educational Information. This includes information such as your income and current or prior job history.
- Sensitive Personal Information. This includes information such as your government identification number, AMH account information, financial account details, and precise geolocation data.
Second, we outline the data we collect in a more granular fashion, which we have done below:
- Account Information. Your AMH username and password.
- Demographic Information. Information such as your age, gender, zip code, and country.
- Government Identifiers. Data such as your driver’s license number, passport number, or other government identification number.
- Profile Information. Information such as your interests, preferences, transaction history, and favorites.
- Contact Information. Data such as your name, e-mail address, physical address, phone number, or other contact information.
- Location Information. Data such as your address, zip code, and location of your device.
- Device Information. Data from which your device could be identified, such as device type and device ID, browser type, pages viewed, Services purchased, and other related location information.
- Usage Information. Data about your activity on our Sites, including browsing history, search history, interaction data, crash data, performance and other diagnostic data, browser type, pages viewed, Services purchased, and other usage information.
- Payment Information. Data about your billing address and method of payment, such as bank details, credit, debit, or other payment card information.
- Financial Information. Details including salary, income, and other information relating to your financial history.
- Other Information. Other information you provide to us during your communications with AMH, including with AMH customer support.
- Transaction Information. Data about purchases of our Services or transactions we, or a prospective or current customer, facilitated through our Sites or Services.
Sources
We collect your personal information from you (or your devices) and third parties, including: credit reporting agencies, rental databases, and government agencies.
Uses
We use your personal information for a variety of business purposes. The chart below details the purposes for which we used your personal information in the last 12 months along with what types of data we used for each purpose:

We obtain consent, when legally required, for processing sensitive personal information. We also do not process such information for reasons other than those allowed by California Civil Code Section 1798.121(a) and the associated regulations. Additionally, we do not:
- Sell your personal information for monetary consideration;
- Use it for automated processing (a concept referred to in certain state privacy laws as “profiling”) that produces legal or similarly significant effects.
And, given that our website is not intended for minors, we do not have actual knowledge that we sold or shared data on any individual who is 16 years or younger.
Disclosures
We may disclose your information to AMH affiliated companies, our partners, service providers who act on our behalf, and others at your direction, including:
- With Your Consent. We may disclose your information with your consent, which may be obtained in writing, online, through “click-through” agreements, when you accept our terms for our Sites, orally (including over the telephone), or by other means. For example, if you submit an application to rent a home, you consent to the disclosure of your information to third-party service providers, as necessary for the service providers to perform credit checks or background checks.
- With Service Providers. We may disclose your information to our affiliates or subsidiaries and service providers, such as: property maintenance and management companies; data analytics providers; and companies that help debug, identify, and repair errors that may impair the functionality of our Sites.
- In a Corporate Reorganization. We may disclose your information as part of a merger or acquisition, joint venture, corporate reorganization, financing, sale of company assets, or similar transaction. We may also disclose the data in the unlikely event of insolvency, bankruptcy, or receivership.
- For Legal Process or Protection. We may disclose your information to satisfy any law, regulation, legal process, governmental request, or where we have a good faith belief that access, use, preservation or disclosure of such information is reasonably necessary: (1) to enforce or apply agreements; (2) to initiate, render, or bill for use of the Sites; (3) to protect our rights or interests, property or safety or that of others; (4) in connection with claims, disputes, or litigation - in court or elsewhere; (5) to protect users of our Sites and other carriers, providers, or partners from fraudulent, abusive, unlawful, or otherwise improper use of our Sites; and (6) to facilitate or verify the appropriate calculation of taxes, fees, or other obligations due to a government.
Storing & Protecting Your Information
Although no company can guarantee the complete security of your information, we take all commercially reasonable steps to ensure your information is protected in accordance with all applicable laws and regulations, as appropriate to the sensitivity of your information. This includes (but is not limited to) measures to maintain and monitor the quality, integrity and confidentiality of information.
Cookies & Related Technology
Our Sites may use cookies, beacons, pixel tags, scripts, and other similar technologies. We use these technologies to support the functionality of our Sites, personalize advertising, perform analytics, determine how users interact with our Sites, and other related purposes. - What is a Cookie? A cookie is a small file containing a string of characters that is sent to your computer or device when you visit our Sites. These cookies then communicate with servers, ours (e.g., first-party cookies) or those of another third-party (e.g., third-party cookies) that we have authorized to place on our Sites. When you visit our Sites again, the cookie allows us to recognize your browser or device. Cookies may store unique identifiers, user preferences, and other information.
- How Long Do Our Cookies Last? We may use “session cookies” or “persistent cookies.” Session cookies are temporary and expire once you close your browser or once your session ends. Persistent cookies remain on your device for much longer until you, or your browser, erase them. Persistent cookies have varying durations that are dependent on their expiration date.
- What Kinds Of Cookies Do We Use? Our Sites may use a variety of cookies:
- Necessary Cookies. These cookies are necessary for you to browse the Sites and use their features, such as accessing secure areas of the Sites. Without these cookies, certain aspects of the Sites may not be available to you.
- Preferences Cookies. These cookies collect information about how you have used the Sites in the past and allow the Sites to remember the choices you have made. These cookies allow us to improve how the Sites work for you and tailor the Sites to your preferences.
- Analytics Cookies. These cookies collect information about how you use the Sites, such as which pages you most often visit on the Sites, the time you spend on the Sites, which links you click on, and any issues encountered. These cookies help us understand how visitors interact with the Sites.
- Targeting Cookies. These cookies track your online activity to help deliver advertisements that are relevant to you and your interests and measure the effectiveness of the advertising campaigns. They also limit how many times you see a certain advertisement. We may share the information collected through these cookies with others, such as advertisers. - Do We Use Other Types Of Technologies? Yes. Our Sites, and some of our e-mail communications, may from time to time contain small electronic files known as beacons (also known as web beacons, clear GIFs, pixel tags, single-pixel GIFS) that permit us, for example, to count users who have visited those pages or opened an e-mail communication, and for other related statistical analysis. Beacons in e-mail marketing campaigns allow us to track your responses and your interests in our content, offerings, and Sites. You may use the tools in your device to disable these technologies as well.
Links To Third Party Sites
Our Sites, from time to time, may contain links to third-party websites and services. Please note these links are provided for your convenience and information only, and may operate independently from us and have their own privacy policies or notices. You are strongly encouraged to review such policies or notices. We do not endorse or make any representations or warranties concerning, and will not in any way be liable for, any informational content, products, services, software, or other materials available on other websites, even if one or more pages of the other websites are framed within, or linked to, a page of our Sites.
Do Not Track
Our Sites may, from time to time, collect information about your online activities, over time and across our Sites. Third parties may also collect information about your online activities, over time and across different internet websites, online or cloud computing services, online applications, or mobile applications. Some browsers support a “Do Not Track” feature, which is intended to be a signal to websites that you do not wish to be tracked across different websites you visit. Our Sites do not currently change the way they operate based upon detection of a “Do Not Track” or similar signal.
Your Choices
We believe in empowering individuals to make decisions about their information by providing clear explanations of our practices, describing various choices you can make regarding your information, and respecting applicable privacy rights guaranteed by state law. We outline these choices and rights below.
Opt-Out Of Communications
We may send you e-mail messages, direct mail offers, or other communications regarding our Sites and Services unless you ask us not do so. At any time, if you no longer want to receive certain communications from us via e-mail or text message, simply click the “unsubscribe” link in the e-mail or reply STOP (or as otherwise instructed) to the message. Please note, you may not be able to unsubscribe from service-related correspondence from us, such as message relating to your account and use of our Sites or Services.
Global Privacy Control
If your web browser supports Global Privacy Control (GPC), you can configure your web browser to use GPC to opt-out of personal information “sale” or “sharing” as defined in the CCPA. Control Cookies
In addition to GPC, some web browsers allow some control of most cookies through other browser settings. To find out more about cookies, including how to manage and delete cookies through browser settings, visit www.allaboutcookies.org. Some web browsers provide settings that allow a user to reject cookies or to alert a user when a cookie is placed on the user’s computer, tablet or mobile device. Most mobile devices also offer settings to reject mobile device identifiers. Although users are not required to accept cookies or mobile device identifiers, blocking or rejecting them may prevent access to some features available through the Sites. Privacy Rights
Some states have passed laws granting individuals certain rights with respect to their data. We discuss those rights below. If you are not in one of those states, we will continue to protect and limit the use of your information as described above.
If you are a Nevada resident, you can direct us to not sell your personal information in the future by clicking here. But we want to emphasize that we do not, and have not, sold personal information for monetary consideration.
Residents of states with comprehensive privacy laws have the rights described below and may submit a request to exercise those rights by clicking here or contacting us at 1-844-865-7841. We will not discriminate against you if you choose to exercise your rights under this section. Before we can honor your request, we need to verify your identity. We will try to do this using the information you provide us with the request, but we reserve the right to request additional information for verification purposes. You may designate an authorized agent to submit a request on your behalf, and we may ask for additional information from you or the agent in order to process such a request.
- Right of Access. You may request that we disclose the categories of personal information we have collected about you, including information about how that information has been used and disclosed. You also have the right to request specific pieces of your personal information.
- Right to Correct. You may request that we correct your personal information in our possession.
- Right to Delete. You have a right to submit a request that we delete your personal information.
Certain privacy laws also allow consumers to appeal the denial of a request. If you live in a state with that right, you can make your appeal by e-mailing privacy@amh.com with: (1) your name, (2) the decision you are appealing, and (3) an explanation of why you believe your request should be honored.
Shine the Light
If you are a California resident, you may request information regarding the disclosure of your information by us to third parties for their direct marketing purposes. Please note that our response to these requests will be duplicative of and more limited than our response to Right of Access requests (described above). Changes
We may change this Privacy Policy from time to time. Any and all changes to this Privacy Policy will be reflected on this page and, when appropriate, provided to you electronically or in person.
